Serving Avalon

Wealth management for Avalon homeowners, in season and out

A good number of our clients have a place at the shore, and Avalon is where many of the questions we answer come from: selling the primary home or the second one, passing the house on, and working out what retirement at the beach actually costs.

In short

MTP Private Wealth at Farther advises Avalon homeowners and retirees on financial planning, investments, tax strategy, and estate coordination from an office in Marlton, New Jersey. Most of the people we meet from Avalon and Seven Mile Island own a second home there or have retired to it, and their questions are about real estate, taxes across two states, and turning a portfolio into income.

Who we meet from Avalon

The people who tend to call us from here

Not a boundary, and not a checklist. If one of these sounds like you, the first conversation is the place to find out whether we are the right firm.

  • Second-home owners deciding whether the Avalon house becomes the primary residence, stays in the family, or gets sold.
  • Retirees who moved down the shore full time and now need a portfolio that pays for the life rather than one that only grows.
  • Business owners who sold, or are about to, and want the proceeds and the beach house to be part of one plan.
  • Families with two or three generations using the same house, and no agreement yet on what happens to it.

Working with Avalon

What Avalon tends to bring us

Avalon's finances have a particular shape: a house that has appreciated enormously, often owned across generations, and a set of decisions about it that are emotional as well as financial. Sell and pay the gain, keep and plan the transfer, put it in a trust or an LLC, rent it or not. None of those is a portfolio question, and all of them change the portfolio. That is the kind of decision we spend our time on.

The office is in Marlton, about an hour and forty-five minutes up the Parkway. Roughly one in five of the people we work with has a place at the shore, so this is well-travelled ground for us, and most of that work runs by phone and video.

Common questions

Questions we hear from Avalon

  • It works for our other shore clients, and a good share of the people we work with have a place down here. Most of the relationship runs by phone and video, and the Marlton office is an easy stop when you are heading up the Parkway anyway.

  • That is often the central question. We work alongside your estate attorney on how the house is titled, how it passes, and what the tax consequences of each option look like, and we make sure the rest of the plan accounts for whatever you decide.

  • If your finances have reached the point where the pieces interact, a house in two states, a portfolio you are drawing from, an estate plan that needs updating, then yes. If your situation is simpler than that, we will say so and point you somewhere better suited.
